2008 TOBY AWARD: Recognizing Excellence in Property Management 250,000-499,999 Square Feet Category - 20 Church Street, Hartford

20 Church Street was built in 1983 and has 413,483 square feet and 23 floors. There is parking for 345 vehicles. Recent renovations include new mechanical systems, including a security system and HVAC. The building has a new lobby, modern elevators, a fitness center, conference facilities and a classroom. There is a concierge, a building newsletter announcing new tenants and upcoming events at the building as well as in the surrounding areas. There is also shuttle service available to transport tenants to the area parking lots. Included in the building is The Spectrum Manager who is able to assist the tenants with hotel reservations, transportation needs, car rental, airline information, caterers, ticket brokers, shopping, and local merchants, among other services.

The 39-story CITYPLACE 1, sheathed in delicately textured Spanish pink granite, dominates the Hartford skyline. This 818,221 square foot building is located in the downtown Hartford Central Business District. Attached is a two-level underground parking garage. Entering the central lobby, one is immediately struck by the lush tropical landscaping bursting from polished stainless steel planters. The three-story, skylighted, spaceframe atrium is accented with polished granite walls and satin/mirror-finished stainless steel columns. A well-located directory provides visitors with ready access to the location of the firm the visitor plans to meet. Also available is a 24-hour-a-day security staff at the lobby desk. The computer-controlled elevator systems has satin-finished stainless steel doors, with warm Honduran mahogany side panels, mirror-finish stainless steel handrails, and mirror chrome ceiling with integral down lights.

2008 TOBY AWARD: Recognizing Excellence in Property Management Renovated Building Category - 900 Cottage Grove Road, Bloomfield

When it was completed in 1957, the headquarters of Connecticut General Life Insurance Company, now reorganized as CIGNA was not only one of the first suburban corporate headquarters, but also one of the most widely studied and imitated. The Wilde Building consists of two connected structures. The main building, known as the Wilde Building named after 1950's CIGNA CEO Frazer Wilde, is comprised of four (4) stories including a basement. The other building, known as the North Wing, is comprised of six floors including basement mechanical space. In addition, the North Wing has an underground parking garage exclusive to executive parking. A three story garage, with a mall walkway to protect employees from the elements, has a capacity for 1,899 vehicles.

2008 TOBY AWARD: Recognizing Excellence in Property Management Government Building Category - Appellate Courthouse, 75 Elm Street, Hartford

The red brick and limestone facility at 75 Elm Street was originally built in 1913 and served as headquarters for one of Hartford’s prominent insurance companies, the Scottish Union and National Insurance Co. Following its acquisition by the State of Connecticut in the mid 1960’s, the building served as the main administrative office center for the Judicial Branch until 2005. Following a thoughtful, carefully planned and thorough renovation, this historic landmark began a new chapter in its history by serving as the new home of the Appellate Court.
