Project Manager – State Capitol Complex

State Capitol Complex

650,000+ square feet over two connected buildings.
Old state house facility in downtown Hartford
Offsite day care facility

The Project Manager is responsible for overall site services at the state complex capitol, including day to day operations within general maintenance, preventive maintenance, housekeeping, heating and air conditioning. This position is also responsible to oversee the quality and work of service contractors to the State. The Project Manager will provide backup in the absence of any Assistant or Operations Manager, and assume their responsibilities.

Responsibilities:

Oversee the fulfillment of all work plans; Master Cleaning Plan (MCP), Quality Control Plan (QCP); Training Plan (TP), Pest Management Plan (PMP), Building Assessment Plan (BAP), Emergency Preparedness Plan (EPP), and Energy Curtailment Plan (ECP)

Responsible to ensure all construction and rearrangement projects are completed on time and to the client’s satisfaction

Responsible to oversee daily requests for cleaning, deliveries, etc.

Develop and implement effective training program for all trade and janitorial personnel

Responsible for all SMG personnel on site

Coordinate services of outside contractors such as landscaping, metal and wood refinishing; responsible to verify services performed; accuracy of invoicing

Review current maintenance operation and staffing levels and recommend areas of improvement

Attend weekly meetings addressing schedule of events, guests, requirements, setups, etc.

Conduct weekly building and grounds inspections with Office of Legislative Management personnel

Provide project management for large/small projects related to the State Capitol Complex

Basic Qualifications:

The Project Manager must possess a minimum of five years of recent, (within the past seven years), experience in managing the operation, mechanical maintenance, and repairs of building equipment systems and janitorial maintenance services contracts of Class A, high profile facilitie

Demonstrated experience documenting and analyzing information and being able to translate that into a comprehensive plan.

Proven ability to multi-task and maintain calm in stressful situations.

Strong written, oral communication, presentation and interpersonal skills.

Strong organization, planning and task management skills.

Proven experience working within Excel.

Demonstrated ability to prioritize tasks and drive results remaining in sync with overall plans.

Strong relationship building skills and experience.

Required Education:

HS or better
College degree recommended
