Maintenance Technician

Description:

TITLE: MAINTENANCE TECHNICIAN
REPORTS TO: PROPERTY MANAGER
HOURS: 8:30 AM to 5:00 PM
POSITION START: 7/1/2016 END:8/31/2016

Maintain the day-to-day operations and to assume responsibility for maintaining the physical asset of the property under the direction of the Property Manager.

AREAS OF RESPONSIBILITIES TO INCLUDE (but not limited to):


- Maintenance of the interior and exterior of the building and property; duties to include but not limited to: painting, general cleaning, etc.
- Complete grounds work as directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
- Responsible for the completion of all maintenance service requests as assigned.
- Inspect, repair and maintain life and safety systems in good working order (i.e. fire alarm systems, sprinkler systems, exit lights, etc.). Regular inspections and repairs of life safety systems must be performed by qualified and licensed contractors.
- Inspect, repair and maintain plumbing and plumbing Fixtures (except those maintenance items that must be performed by a licensed plumber)
- Inspect, repair and maintain HVAC systems in good working order. Assure that regular preventive maintenance is being performed (except those maintenance items that must be performed by a licensed HVAC technician).
- Inspect building for and repair violations of building codes (except those repairs that must be done by a licensed trade person) .
- Inspect roof for potential problem areas (check roof drains and gutters).
- Inspect building common areas, parking lots and walkways to identify and repair potential safety hazards.
- Maintain proper building signage including parking areas and directional signage.
- Maintain building directory signage and update as tenants move in and out.
- Maintain time clocks for seasonal changes.
- Inspect and maintain windows and blinds are in good working order.
- Inspect, repair and prepare vacant suites for leasing.
- Keep all mechanical and electrical rooms clean.
- Maintain equipment and tools located i n basement in good working order. Maintain tools inventory as well.
- Coordinate when necessary all services between maintenance crew, property manager and contract services.
- As directed by property manager, oversee vendor services.
- Coordinate 6mely delivery of all materials needed to provide quality customer service to all tenants.
- Install and maintain locks throughout building. Keep master set of keys.
- Assist management with building operations annual budget expenses.
- Perform special projects and other responsibilities as may be determined by Property manager.

QUALIFICATIONS:

Verbal and written skills
- Available for 24 hour on-call response to emergency calls
- Ability to maintain building security systems
- Basic knowledge of HVAC systems, electrical and plumbing systems.
- Minimum 2-5 years' experience working in commercial real estate.
- Computer and building automation systems knowledge.
- Able to lift heavy objects
- Able to meet schedules and time lines
